(iv) Attorney fees, court costs, and all other expenses relating to foreclosure that are incurred by the assignee at least thirty days after the assignee has sent the written notices as required under section 42-18254. This shall include costs to verify ownership and lienholders on the property prior to foreclosure, and in the event a foreclosure sale does not result in the transfer of ownership to a third party, costs incurred in maintaining, safekeeping, and selling the property.
(v) Attorney fees and costs incurred to enforce or defend the lien in a bankruptcy proceeding filed by the property owner.
