AN ACT
amending title 33, chapter 10, article 4, Arizona Revised Statutes, by adding section 33-1378; relating to the Arizona residential landlord and tenant act.

Be it enacted by the Legislature of the State of Arizona:
Section 1. Title 33, chapter 10, article 4, Arizona Revised Statutes, is amended by adding section 33-1378, to read:
33-1378. Removal of guest; notice
A landlord may take action to remove or otherwise terminate the stay of any guest of the tenant after written notice to the tenant, and after that notice is provided, the guest is deemed a trespasser whose further presence is unlawful. The landlord may take this action without terminating the rental agreement of the tenant. A person who stays on the premises after permission to remain is denied by the landlord or by the tenant is not a tenant and that person's presence does not constitute residency or tenancy.
