real estate licenses; online classes

 

Purpose

 

Allows real estate salesperson or broker applicants to fulfill hourly school requirements online.

 

Background

 

The Arizona Department of Real Estate (ADRE) licenses real estate salespersons and brokers. All license applicants must be at least 18 years of age, complete a real estate course of at least 90 classroom hours and pass an examination. The examination assesses whether an applicant has a sufficient understanding of: 1) the English language; 2) the purpose and legal effect of real estate practices; 3) real estate obligations; and 4) real estate practices and principals. Applicants for an original real estate broker's license must have at least three years of experience as a licensed salesperson (A.R.S. § 32‑2124).

 

ADRE issues certificates of approval to schools offering a course of study towards completion of education requirements. Real estate schools must also obtain a certificate of course approval for any course offered for credit that is not currently approved for another school (A.R.S. § 32-2135). ADRE prescribes course content and instructor qualification requirements by rule (A.A.C. R4-28-404).

 

There is no anticipated fiscal impact to the state General Fund Associated with this legislation.

 

Provisions

 

1.      Allows applicants for an initial real estate salesperson or broker's license to fulfill instruction hour requirements through completion of an online course offered by an ADRE-certified school, provided the applicant completes the course examination in person.

 

2.      Makes technical changes

 

3.      Becomes effective on the general effective date.
