property tax statements; mortgaged property

Purpose

            Requires a county treasurer to mail property tax statements to the mortgagor and mortgagee if the mortgagee pays the tax on behalf of the mortgagor.

Background

            If a mortgagee pays the tax on a property on behalf of the mortgagor, current statute requires the county treasurer to, upon request, mail property tax statements to the mortgagor and mortgagee. The tax statement sent to the mortgagor must be a written document, and the tax statement sent to the mortgagee may be in any form established by the county treasurer (A.R.S.
§ 42-18054
).

            There is no anticipated fiscal impact to the state General Fund associated with this legislation.

Provisions

1.      Compels, rather than requiring upon request, a county treasurer to mail property tax statements to the mortgagor and mortgagee if the mortgagee pays the tax on behalf of the mortgagor.

2.      Makes technical changes.

3.      Becomes effective on the general effective date.
