HB 2761: property value determination; modifications; verification

Overview
Requires the county assessor to physically inspect and verify modifications to property prior to establishing the limited property value.
History
Current law requires the limited property value to be established at a level or percentage of full cash value that is comparable to other properties of the same or similar use or classification for property that has been modified by construction, demolition or destruction since the preceding valuation year such that the total value of the modification is 15% or more of the full cash value (A.R.S § 42-13302).
Provisions
1. Requires that the county assessor physically inspect and verify the total value of a modification to a property. (Sec. 1)
2. Excludes aerial surveillance from qualifying as a physical inspection. (Sec. 1)
