Overview
Prohibits counties from restricting the use of a park model trailer as a single-family residence.
History
Mobile homes are defined as structures designed to be used as a dwelling, or approved by the U.S. Department of Housing and Urban Development as such, and explicitly excludes park model trailers from the definition. Recreational vehicles includes portable camping trailers, travel trailers, motor homes and park model trailers. Mobile home parks are any parcel of land that contains four or more mobile home spaces and two or more recreational vehicle spaces (A.R.S. § 33-2102).
Provisions
1. Specifies that a county may neither prohibit nor restrict, provided that lot coverage and setback requirements have been met, the use of a park model trailer on a residential lot as a primary single-family residence. (Sec. 1, 2)
2. Specifies that a county may neither prohibit nor restrict, provided that lot coverage and setback requirements have been met, the use of a park model trailer as a single-family residence accessory dwelling unit. (Sec. 1, 2)
3. Defines accessory dwelling unit as an independent dwelling unit that includes a kitchen and that is located on the same lot as a single-family housing unit, duplex, triplex, townhome or other housing unit. (Sec. 1, 2)
4. Defines park model trailer as a trailer that:
a) is a structure built on a single chassis, mounted on wheels and designed to be connected to the utilities necessary for operating installed fixtures; and
b) has a gross interior area of between 320 to 400 square feet. (Sec. 1, 2)
